The developer does not publish prices; price sheets are issued unit by unit. I will send you the full calculation for a specific unit — price, VAT, the 2% maintenance fund and the payment schedule. Areas follow the official project page, updated 21 October 2026, and are measured on a wall-centre basis rather than the net usable basis used in market reports.

Questions

Frequently asked questions

Who is developing Palm River?

The investor is Nam Rach Chiec Company Limited and the developer is Huong Viet Properties. The project is the final apartment phase within the 30.6-hectare Palm City urban area.

How many units are there and when is handover?

Four towers of 36 storeys with 620 apartments, 71 officetel units and 13 shophouses. Construction started on 16 June 2026 and handover is expected in Q1 2029.

What do units cost?

The developer does not publish prices and issues price sheets unit by unit. I will send you the full calculation — price, VAT, the 2% maintenance fund and the payment schedule — for a unit you are interested in.

Where does the deposit go?

The first 5% is paid into an escrow savings account in the buyer's own name at OCB and held until the sale contract is signed. Check that the account name is genuinely yours before transferring.

How does Palm River differ from the former Palm Garden?

This is the same phase that was previously named Palm Garden. Huong Viet took over its development in 2025 and renamed it Palm River. Ask about the legal history of the land before buying.

Can a foreign buyer purchase here?

Foreign ownership in any Vietnamese apartment building is capped at 30% of residential units, counted per block. Ask for written, dated confirmation of the remaining allocation in the specific tower before paying a deposit.
